Targeted Investments

GDC’s structure as a well capitalized private company, allows us to explore various types of residential real estate investments. We are currently expanding our portfolio of assets in the US to complement our existing asset base in Canada. Since late 2008, GDC has selectively invested in excess of $80 million of capital in Southern California and Atlanta through the following investment types, and we continue to identify opportunities to further expand our portfolio.

Direct Purchase

GDC has a long history as an accomplished residential land developer in North America, providing us with the skills to identify and purchase opportunities directly. The types of assets we purchase include model homes, improved lots and entitled land. These acquisitions typically range in size from 6 to 350+ lots. Our focus is to purchase land in areas that can be sold to builders as the economy recovers.

Development Partnerships

To leverage our strong financial position, GDC seeks to align itself with quality operator partners to purchase, entitle and develop larger scale developments. The ideal partner will extend GDC's reach by providing knowledge, access or capabilities that will generate additional value to the transaction considered.

Builder Equity Financing

GDC’s experience as a residential developer affords us the opportunity to build relationships with quality builders and remain involved in communities through build-out by providing builder equity financing. GDC seeks to align itself with additional builder partners on select new or existing assets to provide builder equity financing.

Fee-Build

In addition to traditional equity financing, GDC also offers a fee-build program to select builder partners. This allows builders to receive a management fee for their services and delivery of construction financing with no capital contributions in return for a share of the project profit. This program is structured as a stepping stone for builders seeking to establish a capital base for future operations.
