Project Spotlight: California
GDC is focused on expanding its asset base in California to complement existing core investments. Since early 2000, GDC has deployed considerable funds in California through a combination of residential land purchases, equity investments and partnership arrangements.
Our investment strategy in early 2000 was targeted toward providing equity to established regional builders for single family housing. These shorter term investments allowed us to capitalize on rising house prices while limiting our exposure to the housing downturn in 2006.
After the housing downturn our investment strategy turned towards acquiring distressed residential finished lots. Arrangements with established builders to construct homes for a fee and profit participation are also in place to maximize the profit on this asset class.
We are currently seeking residential investments in core Northern and Southern California markets with land owners, developers and builders. We will consider properties at all stages of development, from raw land to finished lots.
In California’s rapidly changing market, our disciplined approach to investing capital allows us to rapidly shift focus on different types of assets to seek the most profitable opportunity. As we continue to expand our residential land portfolio in California and throughout the United States, we anticipate our wide variety of investment types to expand further.
